The West Hartford Ring still has the market's fastest pace
CNBC reported the average 30-year fixed rate hit 7.49% last week. That is real pressure on buyers. But in parts of Hartford Core + West Hartford Ring, demand is holding firm anyway.
The Real Estate Data Aggregator counted 452 homes sold across the market in the three months ending August 31, 2026. That is a lot of activity for a high-rate environment.
The two fastest ZIP codes
Two ZIP codes stood out for speed. The Real Estate Data Aggregator shows 73.3% of homes in 06119 went under contract within two weeks. In 06107, 72% did the same. Those are the highest shares in the market.
What that speed means for owners
In 06119, the Real Estate Data Aggregator puts months of supply at just 1.2. In 06107, it is 1.3 months. Less than two months of supply means buyers have very few choices. That supports firm pricing.
In 06107, homes sold for an average of 111.6% of list price, according to the Real Estate Data Aggregator. In 06119, that figure was 109.5%. Sellers in these two ZIP codes are regularly getting more than they asked.
Speed in days, not just percentages
The Real Estate Data Aggregator shows the median home in 06107 sold in 11 days. In 06119, also 11 days. That is 11 days shorter than a year ago in 06107, and 8 days shorter in 06119.
A few honest notes
Not every part of this market moved fast. The Real Estate Data Aggregator counted 9.2 months of supply in 06103, and only 1 home sold there in the period. That ZIP tells a very different story.
In 06119, the median sale price was $490,000, down 10.9% from a year ago, per the Real Estate Data Aggregator. Speed and price do not always move together. A home can sell fast and still sell for less than last year.
Nationally, CNBC reported mortgage purchase applications were 15% lower than the same week one year ago. Higher rates are slowing buyers elsewhere. The local numbers show this market has held up better than most.
The wider picture
Realtor.com reported active listings grew 5.5% year over year nationally, with 1.16 million homes for sale. Even so, national inventory sits 9.1% below pre-pandemic norms, Realtor.com noted. Locally, the Real Estate Data Aggregator counted just 265 homes for sale across this entire market. Supply is tight here.
The Real Estate Data Aggregator counted 484 new listings and 435 pending sales in the same period. That gap is narrow. Nearly every new listing found a buyer.
- In the three months ending August 31, 2026, 06119 and 06107 led the market with 73.3% and 72% of homes going under contract within two weeks, and just 1.2 to 1.3 months of supply.
- Even with the 30-year rate at 7.49% per CNBC, demand in these two ZIP codes stayed strong.
- Other parts of the market moved more slowly.
- One street can read very differently from the whole ZIP code.
