Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That slowed buyers nationally. But the Real Estate Data Aggregator counted 452 homes sold across Hartford Core + West Hartford Ring in the three months ending August 31, 2026, with 435 pending. Buyers here did not stop moving.

The story is not the same in every ZIP. Some pockets are very tight. Others have softened. Here is what the numbers show, ZIP by ZIP, for the three months ending August 31, 2026.

The tightest spot: ZIP 06119

ZIP 06119 is the tightest part of this market right now. The Real Estate Data Aggregator counted just 1.2 months of supply there. That means if no new homes listed, everything would be gone in about five weeks.

Nearly 3 in 4 homes in 06119 went under contract within two weeks, according to the Real Estate Data Aggregator. That share rose 6 points from the same period in 2025. Buyers in this ZIP are deciding fast. Sellers who price and prepare well are the ones capturing that.

One honest note: the Real Estate Data Aggregator shows the median sale price in 06119 dipped 10.9% from a year ago. Homes are still selling above list and selling fast. But price is not climbing here the way it is in some other ZIPs. That is worth knowing before you set a number.

West Hartford: 06107 and 06117 are nearly as tight

ZIP 06107 had 1.3 months of supply, per the Real Estate Data Aggregator. The median sale price there was $662,500, up 6.4% from 2025. Homes sold in a median of 11 days, 11 days faster than the year before.

The Real Estate Data Aggregator also counted 75% of homes in 06107 selling above list price. The average sale came in at 111.6% of list. That is not a typo. Sellers in 06107 who price right are regularly seeing offers above asking.

ZIP 06117 matched 06107 with 1.3 months of supply, per the Real Estate Data Aggregator. The median sale price was $600,000. Homes went under contract within two weeks 60.6% of the time, up 2.1 points from 2025. The median sat just 14 days on market, 16 days shorter than the same period last year.

The broader Hartford Core picture

ZIP 06105 had 1.3 months of supply too, per the Real Estate Data Aggregator. The median sale price jumped 40.5% from a year ago to $381,000. Homes sold there averaged 100.3% of list price. Not every home sold fast, though: only 36% went under contract within two weeks, down 12.3 points from 2025.

ZIP 06106 showed a different pattern. The Real Estate Data Aggregator counted 2.7 months of supply there. The median sale price was $340,000, up 13.1%. But median days on market stretched to 37 days, 14 days longer than last year. Supply is tighter than a year ago, yet homes are taking longer to sell. That gap tells you pricing discipline still matters.

ZIP 06112 had 2.6 months of supply. The Real Estate Data Aggregator counted 50% of homes there going under contract within two weeks, up 19 points from 2025. The median sale price rose 35% to $405,000. Homes sold in a median of 15 days, 11 days faster than a year ago.

Two ZIPs that read differently

ZIP 06103 had 9.2 months of supply, per the Real Estate Data Aggregator. Only 1 home sold in the period. The average sale came in at 86.1% of list price. No homes sold above list, and none went under contract within two weeks. This ZIP is a different market entirely.

ZIP 06120 had 8 months of supply. The Real Estate Data Aggregator counted just 5 homes sold there. Only 7.7% went under contract within two weeks. Yet 80% of those that did sell went above list. Small sample sizes can produce surprising figures. One street in 06120 can read very differently from the ZIP as a whole.

What rates above 7% mean for this market

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Nationally, Realtor.com also reported active listings grew 5.5% year over year, with 1.16 million homes for sale. That is a loosening market at the national level.

Hartford Core + West Hartford Ring is not following that script in its tightest ZIPs. The Real Estate Data Aggregator counted 265 homes for sale across the whole market and 484 new listings in the three months ending August 31, 2026. Supply is constrained. That is why buyers in 06119 and 06107 are still moving within days, even with borrowing costs higher.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Some ZIPs here are well above that pace. ZIP 06105 was up 40.5%. ZIP 06112 was up 35%. ZIP 06002 was up 17.7%. Others, like 06114 and 06110, dipped slightly. The market is not one thing.

ZIP 06002 and 06114: solid, not sizzling

ZIP 06002 (Bloomfield) had 2 months of supply, per the Real Estate Data Aggregator. The median sale price rose 17.7% to $444,950. Homes sold in a median of 23 days. Nearly 7 in 10 homes sold above list price. Pending sales were up 4.9% from a year ago. Steady, not frantic.

ZIP 06114 had 2.4 months of supply. The median sale price was $340,000, down 1.4% from 2025. That small dip is the honest part. The Real Estate Data Aggregator still counted 101.5% average sale to list and 59% of homes selling above asking. More homes are for sale than a year ago, up 14.8%, which gives buyers a little more room.

In short
  1. Rates above 7% are real.
  2. But in 06119, 06107 and 06117, the Real Estate Data Aggregator shows months of supply at 1.2 or 1.3, and most homes are going under contract within two weeks.
  3. In those ZIPs, pricing and preparation still drive the result.
  4. In 06103 and 06120, the story is different: far fewer sales and no urgency from buyers.
  5. One ZIP can read very differently from the one next to it.

These are market-wide numbers for the three months ending August 31, 2026. One street can read very differently from the ZIP code around it. If you want to know where your home sits, reach out.
