Some parts of Farmington Valley stayed tight even as the U.S. market loosened
The big picture nationally shifted. Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Realtor.com also reported price cuts hit 20.8% of listings that month, the highest since October 2022. That is the national story. The local story is different in key spots.
The Real Estate Data Aggregator counted just 0.7 months of supply in ZIP 06019 in the three months ending August 31, 2026. ZIP 06089 matched that, also at 0.7 months. Those are some of the tightest readings in the valley. For context, six months is considered balanced. Under one month means buyers have very little to choose from.
How tight is each ZIP code right now?
Every ZIP code the Real Estate Data Aggregator tracked here sat well under two months of supply. That is a meaningful gap from the national picture.
Homes still sold over asking in most ZIP codes
Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That slows buyers. Yet the Real Estate Data Aggregator found that in ZIP 06070, homes sold for an average of 109.5% of list price in the three months ending August 31, 2026. That is the highest sale-to-list ratio in the valley for that period.
Not every ZIP code moved the same way. The Real Estate Data Aggregator showed the sale-to-list ratio in ZIP 06089 slipped 4.9 points from a year before. ZIP 06085 dropped 2.3 points. So some softening is real in spots, even if the average still sits above 100%.
How fast did homes go under contract?
Speed tells you a lot. The Real Estate Data Aggregator found that in ZIP 06089, 83.3% of homes went under contract within two weeks of listing in the three months ending August 31, 2026. ZIP 06081 was close behind at 80%. Those are fast markets by any measure.
Prices moved up in every ZIP code with year-over-year data
The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Several Farmington Valley ZIP codes beat that pace by a wide margin. The Real Estate Data Aggregator counted a 30.4% gain in median sale price in ZIP 06085 for the three months ending August 31, 2026, though only 21 homes sold there. Smaller sample sizes can swing that number.

ZIP 06081 had only 7 homes sold in the period, per the Real Estate Data Aggregator. It had the shortest median days on market in the valley at 11 days. ZIP 06065 had 4 homes sold and 2 homes for sale. Both are small enough that one or two sales can shift any number significantly.
What the national backdrop means here
Nationally, sellers outnumbered buyers. The number of estimated U.S. homebuyers in September was 928,892, the lowest since 2013, according to that reporting. Estimated sellers reached 1,510,784, the most since March 2020. That imbalance is real across much of the country.
Farmington Valley has not fully escaped that pressure. The Real Estate Data Aggregator counted fewer homes sold in ZIP 06032 (down 24.1%) and ZIP 06085 (down 40%) compared with the same three months of 2025. Pending sales also fell in several ZIP codes. So buyer activity has pulled back here too.
But supply pulled back even more in the tightest spots. ZIP 06089 had just 3 homes for sale, down 40% from a year before, per the Real Estate Data Aggregator. ZIP 06019 had 13 homes for sale, down 23.5%. When supply shrinks faster than demand, prices and sale-to-list ratios can hold up even as the national market softens.
- Nationally, active listings hit 1.16 million and price cuts spread to 20.8% of homes, per Realtor.com.
- In Farmington Valley, the tightest ZIP codes still had under one month of supply and most homes still sold above asking in the three months ending August 31, 2026. The valley is not immune to national forces, but it is not following the national script either.
One more thing worth knowing: these are ZIP code averages. One street can read very differently from the ZIP code around it. A smaller home, a different style, a specific neighborhood within a ZIP can all change the picture.
