Real estate, East of the River

These numbers cover the three months ending July 31, 2026. Rents and mortgage rates are from August and September 2026.

Here is the one thing that changes what you should do right now. Realtor.com reported that the median asking rent in the Hartford-West Hartford-East Hartford metro was $1,853 in August 2026, down 1.7% from a year before. That means renters have a little more room to talk. But the buying side of East of the River is telling a different story.

Realtor.com also found that 35.8% of rental listings in the metro offered concessions in August 2026. That is more than one in three rentals giving something back. If you are renting, you may have a bit of leverage right now.

The buying market is a different picture. CNBC reported that the average 30-year fixed mortgage rate rose to 7.30% as of September 30, 2026. Realtor.com reported rates topped 7% in September 2026. Higher rates slow some buyers down. But the Real Estate Data Aggregator shows East of the River homes still sold fast and above list.

How fast did homes sell, by ZIP code?

In ZIP 06042, the Real Estate Data Aggregator counted 78.3% of homes selling above list price in the three months ending July 31, 2026. That is the highest share in this market. And 73.3% of homes there went under contract within two weeks of listing. Buyers needed to be ready.

How this market compares with the wider picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Every ZIP code in East of the River beat that number. Realtor.com reported that median list prices in the Northeast fell 3.8% year over year in September 2026. East of the River prices moved the other way.

Realtor.com also reported that 15.2% of Northeast listings took a price reduction in September 2026. That is a real signal of softness in parts of the region. East of the River did not show that pattern in the three months ending July 31, 2026, with sale-to-list ratios above 100% in every ZIP code.

ZIP 06108 had the most supply at 2.5 months. Every other ZIP was at 1.6 months or less. ZIP 06073 and 06447 each had just 0.9 months of supply. That is very tight.

What this means if you are weighing renting versus buying

Renters in the Hartford metro have a little more room right now. Realtor.com put the median asking rent at $1,853 in August 2026, down 1.7%, and more than one in three rentals offered a concession. That is real breathing room.

But buyers in East of the River are still competing. CNBC reported purchase mortgage applications fell 4% for the week ending September 30, 2026. Fewer buyers applying does not always mean fewer buyers competing. The Real Estate Data Aggregator shows supply stayed very low across most ZIP codes.

In short
  1. Rents in the Hartford metro eased a little in August 2026, per Realtor.com.
  2. But East of the River homes sold above list price in every ZIP code and went under contract fast, per the Real Estate Data Aggregator, for the three months ending July 31, 2026. The two markets are moving differently.

One street can read very differently from the whole ZIP code. The numbers above are for broad areas. Your block, your home style and your price point all matter. I am happy to show you what is happening right where you are.
