One part of I-91 North is still seeing strong bidding pressure
Realtor.com reported that mortgage rates topped 7% in September 2026. That is real pressure on buyers. Yet in one part of I-91 North, bidding wars are still the norm, not the exception.
The Real Estate Data Aggregator counted 102 homes sold in ZIP 06095 in the three months ending August 31, 2026. Of those, 79.4% sold above list price. That share rose 6.7 points from the same months of 2025. Demand did not fade here.
The Real Estate Data Aggregator put the average sale price at 105.4% of list in ZIP 06095. Buyers paid more than asking, on average. That figure is up 0.1 points from a year before. It is not a big move, but it held its ground.
How the ZIPs compare on above-list sales
ZIP 06095 sits near the top of this market. Only a handful of ZIPs matched or beat it, and most of those had far fewer sales. With 102 homes sold, 06095 is the largest and most consistent signal here.

Fourteen days on market is fast. The Real Estate Data Aggregator also found that 65.2% of homes in ZIP 06095 went under contract within two weeks of listing. Supply fell 8.5% from a year before. Fewer homes for buyers to choose from, and prices rose 12.3%.
The wider picture
Nationally, Realtor.com reported that Northeast inventory rose 11.6% year over year in September 2026. More supply is arriving in the region. Yet in ZIP 06095, the Real Estate Data Aggregator showed inventory falling. This ZIP is moving against the regional trend.
Realtor.com also reported that the Northeast median list price fell 3.8% year over year. Again, ZIP 06095 moved the other way, with the median sale price up 12.3%. Not every part of I-91 North is reading the same story.
Sale-to-list across the market
ZIP 06092 averaged 110.9% of list, the highest among ZIPs with meaningful sales volume. ZIP 06095 came in at 105.4%. Both are well above list. Not every ZIP in this market is that tight. ZIP 06093, for example, came in at 101.8%, and only half of its homes sold above list.
What this means for you
For sellers in the tightest ZIPs, demand is still showing up. Homes in ZIP 06095 sold in 14 days on average. That is a real advantage when rates are above 7%.
For buyers, the competition is real in these ZIPs. Nearly 4 in 5 homes in ZIP 06095 sold above list. Going in at list price may not be enough. Know your ceiling before you make an offer.
