One part of Central Corridor South is still moving much faster than the wider South region
Here is the one number that changes what sellers should do right now. The Real Estate Data Aggregator counted a median of 20 days on market in ZIP 06111 for the three months ending August 31, 2026. Realtor.com put the wider South region at 68 days in September 2026. That is a 48-day gap. In a market that fast, pricing firmly and preparing well is not optional. It is the whole game.
Speed alone does not tell the whole story in Central Corridor South. Each ZIP code has its own pace. Some are quicker than the region. Some are slower. The three months ending August 31, 2026 show a wide spread.
How fast did each ZIP code move?
ZIP 06052 was the quickest at 13 days, according to the Real Estate Data Aggregator. That is 10 days shorter than the same period in 2025. ZIP 06051 was the slowest at 46 days, which was 22 days longer than a year before. Not every ZIP moved the same direction.
ZIP 06111: the headline number
The Real Estate Data Aggregator counted 72.1% of homes in ZIP 06111 going under contract within two weeks of listing, for the three months ending August 31, 2026. That is nearly 3 in 4 homes. For buyers, that means the best-prepared offers win. For sellers, it means strong prep pays off.
One honest note: days on market in ZIP 06111 were 8 days longer than the same period in 2025, per the Real Estate Data Aggregator. Speed is still strong. But it is not getting faster. Sellers should know that.
Under contract within two weeks: how each ZIP compares
ZIP 06062 led all ZIPs at 76.2% under contract within two weeks, per the Real Estate Data Aggregator. ZIP 06010 was at the other end at 55.5%. Still, more than half of homes there went under contract fast. That is not slow by any measure outside this market.
Prices: where they rose and where they dipped
ZIP 06051 saw the biggest price jump: up 37.1% from 2025, per the Real Estate Data Aggregator. That came with 43.2% more homes sold. ZIP 06052 dipped 8% in price, while homes for sale there rose 68.8%. Prices dipped in two ZIPs. That is worth knowing if you own in either one.
What about the wider picture?
Realtor.com reported that mortgage rates topped 7% in September 2026. CNBC reported that Fannie Mae forecast a 30-year fixed rate of 7.4% for the fourth quarter of 2026. Rates at that level slow buyers in every market. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. CNBC also reported that pending home sales nationally were down 8.5% year over year in September, according to Zillow. Central Corridor South is not immune to those forces. But the local numbers show a market still moving.
