Real estate, I-91 North

The big headline from Realtor.com is that Northeast inventory rose 11.6% year over year in September 2026. That sounds like relief for buyers. But the Real Estate Data Aggregator tells a different story for I-91 North, for the three months ending August 31, 2026.

Most ZIP codes here still had only 0.9 to 1.4 months of supply. One ZIP code sat at just 0.4 months. That is not loose supply. Sellers in most of this market still face very little competition.

Months of supply, ZIP by ZIP

ZIP 06027 had just 0.4 months of supply, according to the Real Estate Data Aggregator. Only 1 home was for sale there. Seven sold in the same period. That is about as tight as a market gets.

ZIP 06092 and ZIP 06035 each sat at 0.9 months, per the Real Estate Data Aggregator. In 06092, homes for sale fell 11.1% from a year before. In 06035, they fell 55.6%. Both are well below what buyers would need to feel real choice.

Where buyers saw a little more room

A few ZIP codes did show more supply. ZIP 06064 had 6.1 months, the Real Estate Data Aggregator counted. ZIP 06091 had 3.1 months. ZIP 06088 and ZIP 06060 each had 2.5 months. Those are not tight. But they are also not the whole market.

Not every number tells good news. In ZIP 06088, days on market stretched 3 days longer than a year before, the Real Estate Data Aggregator noted. In ZIP 06035, they ran 8 days longer. A little more supply in some spots did slow things down slightly.

What sellers were still getting

Even with slightly more supply in some areas, sellers across most of I-91 North were still getting above list price. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

ZIP 06082 was the busiest ZIP code. The Real Estate Data Aggregator counted 171 homes sold there, up 22.1% from a year before. The median sale price was $357,000, up 4.5%. Homes sold in a median of 14 days.

The wider picture: rates and the Northeast

Mortgage rates are not helping buyers. CNBC reported the average contract rate for a 30-year fixed mortgage with a conforming balance rose to 7.49% last week. Realtor.com noted rates topped 7% in September 2026.

Realtor.com also reported the Northeast median list price fell 3.8% year over year. That is a small admission worth noting. Prices softened a little at the list stage across the region, even if sale prices held up in many I-91 North ZIP codes.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July, seasonally adjusted. That is a slow, steady national pace.

Speed: how fast homes went under contract

In ZIP 06027, 80% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator counted. In ZIP 06078, 76.5% did, up 17 points from a year before. Speed held up across most of the market.

One standout: ZIP 06078

ZIP 06078 had a median sale price of $560,000, up 35.8% from a year before, per the Real Estate Data Aggregator. New listings fell 21.7%. Homes sold in a median of 11 days, 6 days faster than a year before. More than 3 in 4 sold above list price.
