Higher rates are here, but one part of Farmington Valley still moved fast
CNBC reported the average 30-year fixed mortgage rate reached 7.49% as of October 11, 2026. That is real pressure on monthly payments. But in ZIP 06070, the Real Estate Data Aggregator counted 81 homes sold in the three months ending August 31, 2026. And 81.5% of them sold above list price. Higher rates did not stop buyers there from competing hard.
That rate matters because it shapes what buyers can afford. Realtor.com noted mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also found 20.8% of listings took a price cut in September, the highest share since October 2022. Farmington Valley did not follow that script in every ZIP code, but pricing still has to be sharp.
ZIP 06070 led the valley
The Real Estate Data Aggregator found the average sale in ZIP 06070 closed at 109.5% of list price in the three months ending August 31, 2026. That is up 2.7 points from the same months in 2025. The median sale price was $630,000, up 22.3% year over year. Sellers who priced well got paid well above asking.
The Real Estate Data Aggregator also found that 67.6% of homes in ZIP 06070 went under contract within two weeks of listing. Supply stayed tight at 1.4 months. Those two facts together tell buyers to come ready.

What this means for sellers and buyers
CNBC reported that refinance applications were 56% lower than the same week a year ago. Buyers who are in the market are serious. They are not shopping casually at 7.49%. That means a well-priced home still draws real offers.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Farmington Valley outpaced that in several ZIP codes. But Realtor.com found 20.8% of listings nationally took a price cut in September. The gap between a sharp price and an inflated one is real.
