Central Corridor South still has very tight supply in some parts
The number that matters most right now: some parts of Central Corridor South had just 0.7 to 1.0 months of supply in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That means well-priced homes can still draw strong offers. Buyers in those spots should be ready for real competition.
For context, Realtor.com reported the South region's median list price at $379,000 in September 2026, with homes sitting 68 days on market. Several ZIP codes here moved far faster than that.

What the wider picture adds
CNBC reported the average 30-year fixed mortgage rate rose to 7.49% in the week ending October 7, 2026. That is real pressure on buyers' budgets.
CNBC also reported that mortgage purchase applications fell 2% for that same week. Fewer buyers applying does not mean fewer competing for the homes that do come up, especially in the tightest ZIP codes here.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several ZIP codes in Central Corridor South beat that pace.
- The three months ending August 31, 2026 showed a market split in two.
- ZIP codes like 06479, 06111 and 06037 had less than one month of supply and most homes selling above list.
- Others like 06052 and 06013 had more breathing room for buyers.
- Where you sit on that spectrum depends on your street, not just your ZIP code.
One street can read very differently from the ZIP code as a whole. The numbers above are a starting point, not the final word on your home. If you want to know where your address sits in this picture, send me a note.
