Rates are high. CNBC reported the average 30-year fixed mortgage rate rose to 7.30% as of September 30, 2026. That matters for every buyer writing an offer right now. But in parts of this market, demand did not slow down.

The Real Estate Data Aggregator counted 434 homes sold across Hartford Core and the West Hartford Ring in the three months ending July 31, 2026. That is the period these numbers cover, so read them that way.

The West Hartford Ring: where supply ran very low

The tightest ZIP codes were 06119 and 06117, both in the West Hartford Ring. Supply was razor thin. Buyers who moved slowly missed out.

All four of those ZIPs sat at or below 1.4 months of supply, according to the Real Estate Data Aggregator. That is very little breathing room for buyers.

Homes went under contract fast

Speed was the headline in the Ring. The Real Estate Data Aggregator found that in ZIP 06119, nearly 77 in 100 homes went under contract within two weeks of listing.

Sellers collected well above their asking price

Low supply and fast sales pushed final prices above list in most of the Ring. The Real Estate Data Aggregator recorded sale-to-list ratios above 105% in several ZIPs.

ZIP 06119 had a median sale price of $485,000, which was down 3% from a year ago, the Real Estate Data Aggregator shows. That is a small, honest dip. But buyers still paid 110.9% of list on average. Price and value are two different things here.

ZIP 06107: the fastest median in the group

The Real Estate Data Aggregator counted 78 homes sold in ZIP 06107 in the three months ending July 31, 2026. The median sale price was $667,500, up 11.3% from a year ago.

Hartford Core told a different story

Not every part of this market moved the same way. Hartford Core ZIPs like 06103 and 06120 had more supply and slower sales.

The Real Estate Data Aggregator counted just 3 homes sold in ZIP 06103 in the three months ending July 31, 2026. Months of supply there sat at 4.1. Zero homes sold above list price. Zero went under contract within two weeks.

ZIP 06120 had 8.6 months of supply, the most in the market, per the Real Estate Data Aggregator. Only 5 homes sold there in the period. That is a very different experience from the Ring.

The national picture adds context

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. This market's tightest ZIPs outpaced that by a wide margin.

Realtor.com reported that national active listings grew 5.5% year over year, with 1.16 million homes for sale across the country. But national inventory still sits 9.1% below pre-pandemic norms, Realtor.com noted. Locally, the West Hartford Ring felt that shortage directly.
