Real estate, I-91 North

Realtor.com reported that Northeast inventory rose 11.6% year over year in September 2026. That sounds like relief for buyers. But in parts of I-91 North, the Real Estate Data Aggregator tells a very different story. Homeowners in the tightest ZIPs still hold real leverage. Buyers should know that wider regional gains have not fully arrived here.

These numbers cover the three months ending July 31, 2026.

The tightest spots: 06095 and 06035

The Real Estate Data Aggregator counted just 1 month of supply in ZIP 06095 for the three months ending July 31, 2026. Homes for sale there fell 29.2% from a year before. That is not a market with more choice. It is one where buyers compete hard and sellers still win.

ZIP 06035 is even sharper. The Real Estate Data Aggregator shows homes for sale there dropped 55.2% year over year, leaving just 1 month of supply. The median sale price rose 11% to $483,025. Homes sold in 12 days at 106.1% of list price.

Some ZIPs show more nuance

Not every ZIP is equally tight. The Real Estate Data Aggregator shows ZIP 06093 had a median sale price of $520,000, down 13.6% from a year before. Days on market rose 20 days. The share of homes selling above list fell 20 points to 50%. Supply dropped to 1.5 months, but the price dip is real.

ZIP 06092 also had a price dip. The median sale price fell 6.5% to $640,250. The share selling above list dropped 31.8 points to 68.2%. Still, homes sold in 11 days and the sale-to-list ratio was 111.6%. The market moved fast even as prices cooled a little.

ZIP 06088 saw days on market rise 25 days to 35. The median sale price dipped 0.7% to $265,000. Homes for sale rose 50%. Supply ticked up 0.3 months. That said, 73.9% of homes still sold above list price, up 12.8 points from a year ago.

Small ZIPs: 06090 and 06091

ZIP 06090 is a small market. The Real Estate Data Aggregator counted just 6 homes sold. Every single one sold above list price. The sale-to-list ratio was 113.9%. Median days on market was 9. Supply was 3.1 months, the highest in the market, but the competition when homes do list is fierce.

ZIP 06091 had only 2 homes sold. Both sold above list price. The sale-to-list ratio was 114.7%. Every home that listed went under contract within two weeks. Small sample, but the signal is clear.

What the wider region shows

Realtor.com reported the Northeast median list price fell 3.8% year over year as of September 30, 2026. That is a regional softening. But most I-91 North ZIPs saw median sale prices rise, not fall. The regional trend has not taken hold here.

Mortgage rates are a real factor for buyers. CNBC reported the average 30-year fixed rate rose to 7.30% as of September 30, 2026. Rates that high slow some buyers down. Even so, the Real Estate Data Aggregator shows demand in this market staying firm.

What this means for you

If you own in 06095, 06035, 06026 or 06082, the supply picture still favors you. Buyers are competing. Most homes are selling above list price. That has not changed.

If you are buying, know that regional inventory gains have not fully reached this market. You may find more choice a town away, but inside I-91 North, competition is still real in most ZIPs.
