Farmington Valley is not moving as one market
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That national number feels tidy. But in Farmington Valley, the Real Estate Data Aggregator counted price gains ranging from 2.8% to 21.7% across ZIP codes in the same three months. Your ZIP code is the number that matters.
The two ends of the valley
ZIP 06032 saw the biggest price jump. The Real Estate Data Aggregator put the median sale price there at $560,000 for the three months ending July 31, 2026. That is up 21.7% from the same months a year before. Homes sat on the market a median of just 21 days. That is 6 days shorter than last year.
ZIP 06085 tells a different story. The Real Estate Data Aggregator counted only 17 homes sold there, down 34.6% from a year before. Median days on market was 36, which is 10 days longer than last year. Prices did rise, up 11.5% to a median of $535,000. But fewer sales and slower pace are worth knowing before you price.

The rest of the valley
ZIP 06001 had the highest median sale price the Real Estate Data Aggregator recorded here: $637,500, up 2.8%. It also had the most homes sold, 96, up 2.1% from last year. Days on market was 24, two days shorter than a year before. More supply came on too, with 120 new listings, up 12.1%.
ZIP 06070 matched 06032 for the fastest median pace, also 21 days on market. The Real Estate Data Aggregator put the median sale price there at $632,500, up 17.1%. Homes sold at 110.3% of list price on average, the highest sale-to-list ratio in the valley. Inventory did rise 44.4%, so more choices are coming for buyers.
ZIP 06019 saw prices climb 20.6% to a median of $535,500. The Real Estate Data Aggregator counted 50 homes sold, up 16.3%. Pending sales rose 20.4%. Supply is tight at just 1 month. Days on market was 29, which is 8 days shorter than a year ago.
ZIP 06022 had 26 homes sold, up 44.4%. The median sale price was $632,500, up 12.9%. Days on market was 34. About half of homes, 53.1%, went under contract within two weeks, the lowest quick-contract share in the valley.
Smaller ZIPs with thin data
ZIP 06081 had only 4 homes sold in the three months ending July 31, 2026, according to the Real Estate Data Aggregator. Every one of them sold above list price. The sale-to-list average was 107.6%. With just 1 home for sale, supply is nearly gone at 0.8 months. Small counts can swing fast, so read these with care.
ZIP 06089 had 9 homes sold. The Real Estate Data Aggregator put the median sale price at $680,000, the highest in the valley. Days on market was 21. The sale-to-list average was 106.3%, and 77.8% of homes sold above list.
ZIP 06065 had just 3 homes sold. The sale-to-list average was 99.2%, and only 33.3% sold above list. That is the softest over-ask share in the valley. Supply sat at 2 months. Again, three sales is a small sample.
The Real Estate Data Aggregator has no counts for ZIP codes 06020 and 06087. What we know about those parts of the market comes from the national websites alone.
What the national picture adds
The Federal Housing Finance Agency reported that U.S. prices rose 0.3% month over month in July, seasonally adjusted. That steady national drift upward is real. But Farmington Valley's own numbers show the local range is far wider than any single national figure.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That affects every buyer in every ZIP. Higher rates slow purchasing power, which is one reason sellers need accurate local pricing more than ever.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is a national number, not a Farmington Valley number. But it is a reminder that overpricing a home right now carries real risk.
