Central Corridor South still moves faster than the wider South region
The number that matters most right now: speed. Realtor.com reported that the South region sat at 68 days on market in September 2026. Several parts of Central Corridor South moved in a third of that time. That means buyers here need to be ready faster than regional headlines suggest.
These numbers cover the three months ending August 31, 2026. All home counts come from the Real Estate Data Aggregator.
How fast did each town move?
New Britain's 06052 ZIP clocked just 13 days, according to the Real Estate Data Aggregator. That is actually 10 days shorter than the same period a year before. Plainville came in at 16 days, 8 days quicker than last year.
Newington and Plantsville each sat at 20 days. Southington was 22 days, down 7 days from a year ago. All three are well under the 68-day South region figure Realtor.com reported.
Not every part moved that fast. Burlington took 42 days and New Britain's 06051 ZIP took 46 days. Those are still under the regional 68-day mark, but buyers there have a little more breathing room.
Sellers: homes are still going over asking
Mortgage rates topped 7% in September 2026, Realtor.com reported. Even so, buyers here are paying above list. The Real Estate Data Aggregator counted 81% of Plainville homes selling above list price. Newington and New Britain's 06052 ZIP both came in at 106.7% of list price on average.
Burlington is the honest exception here. The Real Estate Data Aggregator put its above-list share at 54.8%, down 3.7 points from last year. Months of supply there rose to 3.8 months. That is a softer pocket in an otherwise quick market.
Prices: mostly up, one dip worth noting
Rocky Hill's median slipped to $360,000, down 3.4% from a year ago, the Real Estate Data Aggregator noted. New Britain's 06052 ZIP also dipped, down 8% to $352,000. Price dips in fast-moving markets can happen when the mix of homes sold shifts. Sales volume in 06052 fell 21.4% year over year.
New Britain's 06051 ZIP told a different story. The Real Estate Data Aggregator showed the median there jumping 37.1% to $424,900, while sales rose 43.2%. That is a big move, and it reflects more homes selling at higher price points, not just one outlier.
Supply is thin, and that shapes everything
Plantsville had just 0.7 months of supply, the Real Estate Data Aggregator counted. Newington was at 0.9 months. Berlin sat at 1 month. A balanced market typically holds around 4 to 6 months. These are very lean numbers.
Burlington and New Britain's 06052 ZIP both sit at 3.8 months. That is still below a balanced market. But it gives buyers in those spots a bit more time to think.
The wider picture
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Most of Central Corridor South beat that pace. Realtor.com put the South region's median list price at $379,000 in September 2026. Several towns here are already above that mark.
Redfin reported the weekly average mortgage rate at 7.32% for the four weeks ending October 25, 2026. That is real pressure on buyers. Yet the Real Estate Data Aggregator still counted more than 70% of homes in several ZIP codes selling above list. Buyers are competing despite the rate.
- Central Corridor South moves faster than the wider South region, even with rates above 7%.
- Most ZIP codes here show under 2 months of supply and over 68% of homes selling above list.
- A few pockets, like Burlington and New Britain's 06052, are softer.
- One street can read very differently from the ZIP code around it.
If your home is on a street that tends to move faster or slower than the ZIP average, the overall numbers may not tell your story. I am happy to look at what is happening closer to your address.
